How That Shows Up in the Door
Heath's housing stock centers on a median build year of 2001, which puts most garage doors here a few years ahead of the wider service area's 2005 median. That gap matters more than it sounds like it should. Doors from 2001 tend to run on steel torsion springs sized for lighter sectional panels, with openers from that first wave of chain-drive units before belt-drive became standard. By the time you're past 20 years on that hardware, the spring has usually cycled enough that it's near the end of its rated life even if it looks fine. We see more spring replacements and opener gear-sprocket failures on this side of things than we do fresh install calls. The garage doors themselves are mostly original or first-replacement units, not the newer insulated steel you'd find on a 2015 build. That means panels dent differently, and weatherstripping on these older tracks has usually hardened past the point of doing much good in freezing snaps.
What We Will Not Take On
We don't carry every size of torsion spring for heavier insulated doors on the truck, since those are less common on Heath's older housing stock than they are elsewhere in the service area. If your door turns out to need one, that's sometimes a second trip once the part's in hand rather than a same-visit fix. We also don't do fence gates, carport structures, or anything that isn't an attached or detached residential garage door system. If a job needs structural framing work beyond the door opening itself, we'll tell you that up front instead of taking it on and figuring it out later.
The Calls We Get From Here
The drive out from Wylie to Heath runs about 13 miles, and most of what fills that drive time on the schedule is spring replacement, opener repair, and the occasional full door swap on a house that's never had its original door touched. Given the build era here, we're not doing much warranty-era work - most of what rolls in has some age on it. We don't stage inventory in Heath itself; everything comes out of Wylie on the truck, so if a part isn't something we stock standard, there's a short wait built into the job.
